This 13-story office building has been purposely built for BNZ as their Wellington Headquarters.

With resilience in mind, the building has been designed for larger earthquakes or other natural events.

The building is positioned on base isolators allowing structural movement. Building services in and out of the building are designed to allow for this movement and to remain live.

A 1000kVA backup generator provides sufficient capacity to remain essential services, including ventilation, office power and lighting, etc. Water storage tanks provide resilience in case of outages from the public main.

The office floors are provided with a fan coil system system. Five air-handling units deliver conditioned air from the Level 13 plant room to the office floors. Heating and cooling is provided by a combination of air-cooled heat pumps and water-cooled chillers. The building includes commercial kitchens on the ground and level 12 floors.

The building houses its own substation. In combination with the backup generator, essential and non-essential power supplies are provided to each floor. Individual metering and energy monitoring is provided on a floor by floor basis with the allowance for multiple tenants per floor.

LED lighting is used throughout the building in addition to architectural feature lighting. A daylight harvesting system monitors light levels along the perimeter and reduces artifical lighting if not required. The building was designed to maximise daylight penetration to the floor plates, with internal atriums linking floors and the base building was modified to include an external space on the upper floors providing a amazing two storey staff space with fantastic views of the city and harbour. With an outside BBQ space!
