This 13-story office building is home to various high-profile tenants, including Deloitte, IAG, Oracle, Kiwibank, and others.
With resilience in mind, the building has been designed to outlast and be operational even in a larger earthquake or other natural events.
The building is positioned on base isolators allowing a movement of 650mm in each horizontal direction. Building services in and out of the building are designed to allow for this movement and to remain live.
A 1000kVA backup generator provides sufficient capacity to remain essential services, including ventilation, office power ad lighting, etc. for up to one week. Water storage tanks provide resilience in case of outages from the public main.
The office floors are provided with a chilled beam system around the perimeter and high-induction slot diffusers within the inner core areas. Five air-handling units deliver conditioned air from the Level 14 plant room to the office floors. Heating and cooling is provided by a combination of air-cooled heat pumps and water-cooled chillers. The building includes various commercial kitchens complete with UV-treatment extract hoods.
The building houses its own substation. In combination with the backup generator, essential and non-essential power supplies are provided to each floor. Individual metering and energy monitoring is provided on a floor by floor basis with the allowance for multiple tenants per floor.
LED lighting is used throughout the building in addition to architectural feature lighting. A daylight harvesting system monitors light levels along the perimeter and turns down artifical lighting if not required.
The fire protection system includes diesel and electric booster pumps on the sprinkler and hydrant system as backup to the public main supply. A 70,000 litre sprinkler water tank was incorporated in the two level underground carpark.
On top of all of that 335 also acted Green Star Accredited Professional services to achieve a 5-star office rating.
